Plumbing collars are the #1 reason that we are called out for on roof leaks. Builders normally and almost always use the low grade plastic plumbing vent collar for your new roof. With improper venting, these plumbing vent holes in your roof become the first escape for hot air in your attic causing your plumbing vent to dry rot and crack as seen in the photo below::

In light to normal rains, this leak wont be noticed. Most of the time the attic insulation will absorb the leak and leave the homeowner unsuspecting of the roof leak that will occur in the heavier rains. Most roof leaks to your roof are through the plumbing vent collars and roof vent collars should be replaced on the entire house normally with in just 5-8 years pending on climate areas. Using lead collars isnt really normal for shingle roofs, but have become a better choice for leaking and pre-mature plumbing vent problems versus the standard plastic collars. The problem we see in Dallas with lead plumbing collars is that squirrels love to chew on the lead to sharpen their teeth as seen above. So your pricey lead collar has now become a chew toy for the local rats and once they are now using your collars for sharpening their teeth? Odds are they are now going to chew through your massonite (cardboard) siding and make a nice comfy home in your attic

PLUMBING VENT REPLACEMENT COSTS:

1 story walkable roof, first collar covers standard trip charge of 175 to 250.00 dollars. Additional collars are included and replaced at 35.00 per collar using builders grade plastic collars or aluminum pipe collars versus plastic. The rubber boot is still the same with both types of collars and again will only last a min of 5 years with improperly vented attics

Lead collars cost more, add 25.00 per collar just for material costs

2 story add normally 100.00 and for steep roofs add an additional 100.00
